Americans overwhelmingly prefer owning detached single-family homes to apartments or townhouses, yet more and more of them cannot pay the price. The increasingly popular solution to this dilemma is well-planned, but high-density, single-family developments. The search for ways to achieve density in detached projects without sacrificing privacy or livability has been going on for some time and has yielded a variety of prototypical schemes. Doubtless further refinements in high-density site planning and unit design are in store as land prices continue to escalate. Now is a good time to review the pros and cons of prototype concepts (some new, others not so new) for detached single family housing development in the range of five to nine units per acre. |
