Abstract: The consequences of decades of unplanned, rapid growth and poor land-use management are evident all across America: increased traffic congestion, longer commutes, increased dependence on fossil fuels, crowded schools, worsening air and water pollution, lost open space and wetlands, increased flooding, destroyed wildlife habitat, higher taxes and dying city centers.Sprawl - technically defined as \'\'low-density, automobile- dependent development beyond the edge of service and employment areas\'\' - is ubiquitous and its effects are impacting the quality of life in every region of America, in our large cities and small towns.
