Smart growth saves and strengthens

Abstract: Smart growth needs to be tailored to the individual resources, spirit, and needs of the community. Local zoning ordinances often prevent rather than encourage town-centered development and mixed commercial and residential uses. Yet, many local governments can play a crucial role in bringing barriers down and offering incentives for smart growth. Tax increment financing, public-private partnerships, actual-cost utility pricing, and coordinated transportation and land use policies may provide other vehicles for local governments to foster smart growth. The important thing is to create a vision for future growth and provide the framework to implement it through the development process. In the words of the New York Yankees baseball legend Yogi Berra, "If you don't know where you're going, you may not get there."
