Abstract: Conservation easements are one of the most frequently used tools for protecting land in the U.S. A conservation easement is a legal agreement that prohibits or limits certain kinds of development on the land while allowing the landowner to continue to own it, to live on it, and to use it. It allows landowners to achieve their conservation goals while maintaining ownership and a high degree of control over their property. The landowner donates the easement to a qualified organization or governmental agency that in turn ensures that the condition of the easement is met.
